Avoid Scams - Use a Licensed Broker or Agent

If you feel it is best to work with someone beside us, we respect your decision but strongly advise it is another licensed real estate agent/broker. The only way you have recourse if you are scammed is if you work with a licensed individual. Be diligent. Check the license status with the Division of Real Estate. Call the company published phone number online and ask about the individual. We can not stress the importance of this.

Currently, our industry is plagued by unethical scam artists. They post false ads online, pose as imposter companies and when you decide to purchase they act like an agent and request an earnest money or "good faith" deposit. Some even go as far as giving the names of licensed individuals at credible companies. This is why it is important not to call them back on numbers they provide but to look up the published company number and call and make sure they work there and are the person with whom you actually spoke or emailed. Please be cautious when buying a timeshare on the internet.

If you are a "do it yourself" type person you may consider buying a timeshare for sale by owner. There is nothing wrong with that as long as you are diligent to ensure they are not a scammer and educated in the process. Timeshares are similar to real estate transactions but not the same. There are additional paperwork and processes that need to be completed with the resort and different laws that apply to closing in different states. It is important that if you are going to buy a timeshare for sale by owner that you are diligent in confirming the ownership type and research county records for CC&R's and any amendments to CC&R's that may have changed usage rules for specific weeks. We have had to help unwind several sales in the last few years that were advertised and sold at a premium price as a fixed specialty week and turned out to be a floating week. We also recently had issues with a week that was designated "ski" or "summer" season at one point in time but an amendment to the CC&R's changed that going forward from the date the amendment was recorded. The date the owner purchased now determines if the same week number is a one season or another. It can get rather complicated.
